RIVERSTONE

-CHURCHILL CO, NV- Through a public-private partnership with Churchill County, we are developing this 31.4 acre site into an at-market apartment community that will consist of 444 units. Among other amenities, this site will feature an indoor gym and clubhouse, leasing office, and a network of trails and open space.

-FALLON, NV- Phelps provided the design, entitlement, and engineering for this 12.4 acre high-quality townhome community. Consisting of 132 townhome units that range from 1,580 to 1,850 square feet and include 2-car garages, this well-landscaped development features many amenities such as an outdoor kitchen and gazebo, pocket parks, and dual-purposed water retention basins.

SHERWOOD / FERNWOOD

-FERNLEY, NV- To be built out through multiple phases, this 33.3 acre infill development will comprise of 316 apartment units, 52 duplex lots, and a small community park. Despite a multi-step entitlement process, comprehensive off-site improvements, and complicated title work, Phelps was able to keep moving this project forward.

SALIDA CROSSINGS

-SALIDA, CO- This 3.15 acre development will serve as a vital addition to Salida’s downtown corridor by providing a dense yet livable mixture of 92 apartment and townhome units. In addition to landscaped common areas and entrances, this site will also feature around 10,000 square feet of office and retail space.

CREEKWOOD COMMONS

-FERNLEY, NV- This 43 acre Planned Unit Development along the Truckee Canal incorporates elements of the traditional gridded street system, the conventional cul-de-sac subdivision, and alley lot arrangement. By utilizing a mixture of townhomes and single family lots totaling 209 units, the site is able to preserve almost 40% of open space and create a parklike setting with great accessibility and distribution.

OLD STONE RANCH

-CHURCHILL CO, NV-Phelps played a key role in providing design consultation for this 107.2 acre Planned Unit Development that includes distinct neighborhoods of single family lots, townhomes and apartments. With a total of 619 units, every resident will enjoy the vast network of trails and amenities, and the community at large will benefit from a new 10 acre park to be constructed and dedicated to the County.

WEST MAIN STATION

-FERNLEY, NV- This 28.42 acre mixed-use project will serve as a gateway to the City of Fernley and include 7 parcels slated for commercial development. The interior of the site features a 276 unit multi-family community that will support nearby retail and help meet the apartment demand for the region. Through the design of large drainage channel and coordination across different agencies, Phelps has sought to change the FEMA designation of the site and enable this development.

BLACKFOOT LIVE WELL

-BLACKFOOT, ID- Phelps provided valuable preliminary design and engineering services to kick off this unique 39.8 acre mixed-residential community. The 125 single-family lots will feature a variety of innovative modular constructed homes that will integrate well with the 82 townhome units. The clubhouse amenity area is the focal point in this semi-radial design that incorporates many neighborhood-design concepts.

MASTER PLANNING

RENEWABLE ENERGY PARK

-LYON & CHURCHILL CO, NV- With an early focus on conceptual utility, site design, and entitlements, Phelps has been deeply involved in kicking off this master-planned project of over 3,600 acres across multiple jurisdictions, this project will involve multimillion square foot industrial developments, residential and commercial components, and be integrated with the adjacent railway network.

TRI-II CENTER

-FERNLEY, NV- Phelps has been instrumental in formulating an exciting Vision and Branding for this Master Planned Industrial Park that could cover upwards of 50 square miles. Additionally, initial drainage and infrastructure analysis was provided to determine a clear path forward.

SIERRA SPRINGS

-SILVER SPRINGS, NV- Located in an opportunity zone, this project will be a sustainable, mixed-use plan that provides a mixture of residential, commercial, office, medical, recreational, and public uses in a community that is severely lacking. Phelps completed preliminary engineering and financial analysis for the client to spur the project forward.

CUTLER FARMS PUD

-COMMERCE CITY, CO- This 176 acre residential project entailed a comprehensive drainage study and mitigation strategies to entitle and develop over 450 lots. Located in Commerce City, Colorado, this Planned Unit Development will be developed across three phases and consist of commercial, mixed density residential, multifamily, and open space uses.

BLUE WILLOW

-CHURCHILL CO, NV- To analyze the feasibility of developing this 63-acre parcel of land, Phelps completed a preliminary concept plan that includes over 200 single family lots. To be developed across two phases, this project will incorporate neighborhood design principles that prioritize open space corridors, trails, and a sense of community.

BENNET FARMS PUD

-BENNET, CO- With several planning areas across 406 acres, Phelps completed a yield study and conceptual plan for a previously approved Planned Unit Development. Countless parks, trails, and mixed-use areas are tactfully positioned make ensure this 2250+ unit site has a unique sense of community.
