UTE LAKE, NM
Engineering design, project coordination, and construction support services were provided for a Nicklaus-designed, 18 hole golf course at Ute Lake Ranch. Phelps coordinated with the golf course designer to prepare grading and drainage plans, including construction and wetlands/other water quality protection features. The golf course is adjacent to a reservoir which is a drinking water source and is partially located with a flood easement area controlled by the state.
Phelps negotiated the technical elements of an agreement with the state regarding the construction and operation of the golf course. We also prepared numerous documents and reports as part of this agreement, which included several amenity features such as an irrigation pond (with pump station), a marina and golf clubhouse, a golf cart storage facility, and an entrance/amenity center.
GRAND LAKE, CO
Mixed-use community in Winter Park, Colorado consisting of 834 affordable, residential units, near Winter Park Ski Resort. The Grand Park Community is composed of 1,700 acres of interconnected neighborhoods, nearly 500 acres of open space, a pedestrian-friendly village, and miles and miles of trails.
RENO, NV
Mixed-use community in Reno, Nevada that will be a mix of residential, commercial, office, medical, recreational and community uses. Located on 4,000 acres of land just outside the city, this project will be built incorporating the latest trends used in alternative and/or sustainable construction ideas, materials and methods.
RIDGEVIEW RANCH, CO
Mixed-use community in Johnstown, CO that will be a mix of residential and neighborhood-commercial/office uses, located on 140+ acres. The basic concept created by Phelps proposes a mix of residential lot sizes, with a carefully designed -and sized- commercial area at its entrance.
SALIDA COMMONS, CO
Engineering design for a mixed-use development in Salida, consisting of 44 commercial units
and 135 studio/1 bedroom residential units.
ALCOA, TN
The Alcoa Re-Development Site is a mixed use, PUD encompassing 305 acres just south of Knoxville, Tennessee in the town of Alcoa. The property was once used as an aluminum rolling mill; the company has since demolished the manufacturing facility and several ancillary buildings located on-site. What remained was a large foundation and a historic brick factory, and both brownfield and greenfield areas. Phelps created a development analysis for this property, including site layout and site evaluation; as well as economic and financial information.
VINEYARDS, CO
Phelps completed all site engineering drawings for this 57 acre mixed-use development. Phelps prepared the overall master-site engineering drawings for approval by Jefferson County. Additionally, Phelps completed a detailed grading analysis for both the retail and multifamily areas, and reviewed/evaluated alternative designs for the project.
PARKSIDE VILLAS, CO
Located on approximately 4 acres in unincorporated Arapahoe County, this project consists of 20 “paired homes” situated on 40 platted lots. Phelps worked with the Client and other consultants to develop various site concepts to maximize the lot yield while adhering to the County’s Zoning and Planning Regulations. After obtaining approval for a Preliminary Development Plan from Arapahoe County, Phelps prepared documents for the Final Development plan which included private street plans, over-lot grading plans, detention basin plans, storm drain plans, domestic water plans and sewer plans for the internal site infrastructure. Off-site improvement plans prepared by Phelps included a street improvement plan for the widening of South Dayton Street along the project’s frontage, located in the City of Aurora.
